Project Description
The applicant requests Coastal Development Permit and Design Review approvals to demolish an existing commercial building and to construct a new commercial office space with an attached residence located on the upper floor and at the rear, planters, and a new septic system on a developed lot in Stinson Beach. The 2,176 square feet of proposed development – of which 1,675 square feet would be considered floor area – would result in a floor area ratio of 25 percent on the 6,950 square foot lot. It appears the proposed building would reach a maximum height of 24 feet, 6 inches above surrounding grade and the exterior walls would have the following setbacks: 23 feet from the northern front property line; 8 inches from the western side property line; 41 feet from the eastern side property line; 20 feet from the southern rear property line. Various site improvements would also be entailed in the proposed development, including a new driveway, off-street parking area, and ADA compliant pedestrian walk.
