Project Description

The applicant requests Design Review and Variance approvals to construct a 43-square-foot addition to a single-family residence on a developed lot in the unincorporated area of Tiburon. The proposed 43 square feet of development would result in a floor area ratio (FAR) of 31-percent on the 12,540-square-foot (0.28-acre) lot. The addition would reach a maximum height of 11 feet, 8 inches above grade, and its exterior walls would maintain the following setbacks: 18 feet, 10 inches from the northern front property line; 70 feet, 4 inches from the eastern side property line; 27 feet, 10 inches from the western side property line; and 93 feet, 6 inches from the southern rear property line.

Various site improvements would also be entailed in the proposed development, such as minor modifications to the exterior finishes and fenestration of the residence.
Design Review approval is required pursuant to Section 22.42.020(B) of the Marin County Development Code because the project is located on a lot in a Conventional Zoning District and would exceed 3,500 square feet of floor area with the proposed development.

Variance approval is required pursuant to Marin County Code Section 22.54.020 because the project would not conform to the minimum 25-foot front yard setback and maximum 30-percent floor area ratio (FAR) established for the R2 (Residential, Two-Family) District, as set forth in Marin County Code Section 22.10.040, Table 2-5.
