The applicant requests Design Review approval to construct a new 7,223 square foot single-family residence with a 776 square foot garage on a vacant lot in Tiburon. The total 7,999 square feet of proposed development would result in a floor area of 7,459 square feet and a floor area ratio of five percent on the 3.28 acre lot.

The proposed building would reach a maximum height of 26 feet, 9 inches above surrounding grade and the exterior walls would have the following setbacks: 56 feet, 2 inches from the southern front property line; 42 feet, 10 inches from the eastern side property line; more than 100 feet from the western side property line; more than 300 feet from the northern rear property line.

Various site improvements would also be entailed in the proposed development, including a new driveway, new pool.

Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the project entails development of a vacant property in a Planned zoning district.
