Project Description
The applicant requests Coastal Development Permit approval to build an 800-square-foot detached Accessory Dwelling Unit (ADU) and associated site improvements on a five-acre lot that is currently developed with an existing 1,516- square-foot single-family home, two sheds (296 square feet), a 729-square-foot garage, and a 256-square-foot water tower. The Floor Area Ratio for the proposed project is 1%. The proposed building would reach a maximum height of 12 feet, three inches above surrounding grade and the exterior walls would have the following setbacks: 391+ feet from the front property line; 127+ feet from the left-side property line; 196+ feet from the right-side property line; 150+ feet from the rear property line.
Coastal Development Permit approval is required pursuant to Section 20.68.060 (Coastal Development Permit Required: Non-Exempt Development) of the Coastal Zoning Code because the project proposes development that is not explicitly and specifically exempt from coastal development permit requirements by Section 20.68.050 (Coastal Development Permit Not Required: Exempt Development).
